From April 2018 Landlords will need to ensure their property achieves the Minimum Energy Efficiency Standard (MEES) of E rating in order to comply with the new legal requirement. Landlords with property that does not meet the requirement will be prohibited from letting their property until such time as improvement works are undertaken.

The EPC Survey takes around 45 minutes and uses a standardised software known as RdSAP. Your EPC certificate will be available to download the same day and can be sent directly to your Letting Agent free of charge. Landlords should also be reminded that it is a legal requirement to present to you tenants an copy of a valid EPC prior to signing the tenancy agreement. Without a valid EPC you will not legally be able to rely on using a Section 21 to obtain possession of your property in Court.
