Agent Green EPC - FAQ

All of your EPC queries answered HERE

Q) Who We Are ?

A) Agent Green are a national EPC provider and work with 2200 Energy Assessors right across the UK providing Energy Performance Certificates. We are the consumer division of one of the UKs leading trade providers of EPCs.
Our Assessors are amongst the most qualifed individuals in the UK and are all personally vetted by our Operations Director - one of the first Assessors qualified in the UK.

Q) Do I need an Energy Performance Certificate – EPC?

A) From the 21st May 2010 any property that is marketed for sale or put up for rent in England and Wales will require an EPC. If you are applying for a Feed in Tariff following the installation of Solar PV you will also require an EPC which must have a minimum D rating. If you are applying for RHI you will require an EPC but will need to ensure that you have undertaken Loft Insulation and Cavity Wall Insulation (if applicable)

Q) Why should I choose Agent Green?

A) We are a bona fide company who employ only fully vetted and qualifed Energy Assessors. We see many "company's" advertised on the Internet with no office address and only a mobile phone. Using an Energy Assessor without even basic credentials is the equivalent of opening your house to a complete stranger just becuase they offer a "cheap" service. Saving £5.00 here or there is a false economy when it comes to producing a certificate that is a legal requirement.

Q) Do I need an EPC before marketing my property?

A) You can only market your property once an EPC has been commissioned. If there is a delay in providing your EPC (for example, tenants not cooperating) we are able to provide a confirmation letter confirming that you have commissioned an EPC. This will allow our agent to market your property immediately. Failure to do so could result in a fine being imposed by local Trading Standards Officers.

Q) What’s an EPC ?

A) An Energy Performance Certificates (EPC) is a requirement under the Energy Performance of Building Directive (EPBD). This piece of legislation was introduced in order to record how energy efficient a property is. The certificate will provide a rating of the energy efficiency and CO2 emissions of a building measured on a scale from A to G where A is very efficient and G is very inefficient.

EPCs are produced using a highly technical piece of software called RdSAP which requires a survey of the property and combines the findings with standard assumptions about energy usage. This methodology allows the energy efficiency of one building to be easily compared with another building of the same type. Prospective buyers, tenants, owners, occupiers and purchasers can now benefit from information on the energy efficiency and CO2 emissions from their building which allows them to consider energy efficiency and fuel costs as part of their investment.

An EPC is always accompanied by a recommendation report that will suggest improvement measures. These can range from minor improvements such as draught-proofing right through to the installation of measures such as Solar PV or a new High Efficiency Boiler. The improvements in the EPC rating that these measures provide will also be shown.

Q) How to order an EPC?

A) You can order your EPC online or over the phone by calling 0800 862 0022

Q) What happens once I have ordered my EPC?

A) Once you have ordered and paid for your EPC you will be contacted within 24 hours by one of our Energy Assessors who will be based locally and will have expert knowledge of all local property types. They will arrange a time that is suitable to visit your property to carry out the EPC. We can make the appointment with either you or your tenants and if your keys are with a local agent then we can contact them as well. Once the EPC survey is complete and the surveyor has calculated your rating then you will receive a notification that your EPC is ready. Log into our system and download your EPC for distribution to your tenants, buyers or agents.

Postal copies are available on request and a £5 admin charge would applies.

Q) How long until I get my EPC?

A) The whole process from ordering your EPC to receiving it is usually 3 days. This can be quicker depending on when you are available for the Energy Assessor to visit.?
